Public Notice

NOTICE IS HEREBY GIVEN that Neighborhoods Inc. dba NeighborWorks Lincoln has provided an opportunity for public input concerning an application to the Nebraska Department of Economic Development for three discrete applications under the Nebraska Affordable Housing Trust Fund, with an aggregate funding amount of $1,577,725.00

Project 1: Homebuyer Assistance and Rehabilitation

NeighborWorks Lincoln requests $512,700 to increase access to sustainable homeownership through the provision of a down payment assistance program with additional monies designated for rehabilitation. The project will serve nineteen households with incomes at or below 100% of the area median income. No persons have been or will be displaced because of this project. 

Project 2: Infill New Construction and Homebuyer Assistance

NeighborWorks Lincoln requests $528,900 for the acquisition and new construction of four (4) new single-family housing units. While the sites have not yet been identified, the infill housing will occur within areas designated by the City of Lincoln as Neighborhood Revitalization and Stabilization Areas (NRSA) and/or Low- to Moderate-Income. NWL will construct four units for households earning at or below 90% of the area median income. Each of the four units will be approximately 1,200 square feet with at least two bedrooms and one and a half baths with partial (unfinished) basements. The cost to build is approximately $140-145 per square foot and long-term affordability will be ensured by a community land trust.  

Project 3: Special New Construction at Pioneers Site

NeighborWorks Lincoln requests $536,125 for the construction of five (5) new housing units that will be part of a larger 11-unit, mixed-income development located at 46th Street and Pioneers Boulevard. The homes will be purchased by households earning at our below 90% of the area median income.  Within this 12-unit development, NWL will build an assortment of housing configurations ranging from 2 bedroom/1.5 baths to 4 bedroom/2.5 baths. The affordable units will comprise an array of unit types and be indistinguishable from their market-rate neighbors. These five households will participate in the Home Owners Association and a community land trust will be utilized to ensure that the units remain permanently affordable to home buyers in the 90th percentile of AMI.
